Terms of Service Sedam Intelligence · Halifax, Nova Scotia, Canada · Last updated August 30, 2026 In plain words: Use only photos you have permission to edit. Keep labels on property listing images and follow local posting rules. You can cancel a subscription before its next payment. The full terms below explain your rights and duties. 1. The service Sedam Staging takes photos of a real property and generates virtually staged versions of its interior rooms, shareable buyer pages, and a summary of what buyers looked at. Staging is produced by AI. Furniture and decor in a staged image are suggestions and are not present in the property; small details can differ from reality. Every altered image carries a "VIRTUALLY STAGED" label saved on the image, and the unaltered original is preserved and shown alongside. On a listing the label is not removable, on any plan, at any price. Pro subscriptions and Ultra subscriptions may mark a property as personal use, which produces unlabelled images that carry no MLS kit and cannot be sent to buyers; those images must not be used on a listing. Because the staging is generated, we cannot promise any render is unique. Another customer's room can come back looking similar, and the same photo submitted twice will not come back identical. We make no claim that a render is fit for any purpose beyond marketing the property it was made from. 2. Who can hold an account You must be at least 18, able to enter a contract, and acting as a real-estate professional or on behalf of one. One licensed agent or team per account; keep your sign-in to yourself; listings must be your own. If you sign up for a brokerage or team, you are telling us you are allowed to bind them to these terms. 3. Your responsibilities Photo rights. Upload only photos you own or are licensed to use for marketing the property, and only for properties you are authorized to market. Listing photos are usually owned by the photographer who took them — a copy in your MLS account is not the same as a licence to alter it. If a photographer's licence to you does not cover derivative works, you need their permission before staging their photo. Disclosure rules. Requirements for altered listing photography vary by board, MLS, state, and province. Meeting the rules that apply to you is your responsibility. We prepare every file for the strictest posture we know — built-in label, original preserved, and a paste-ready disclosure line in your download — but we cannot know which rules bind you. Fair housing and advertising law. You are responsible for your listing advertising complying with fair-housing and human-rights law where you operate. We keep generated art to landscapes and abstracts and keep people out of staged rooms so a render does not signal who a home is "for", but what you publish, and the copy you publish around it, is yours. No tampering. Do not attempt to remove or obscure the disclosure label, do not present a staged image as an unaltered photo, and do not use a render to hide a defect or misrepresent a property in a transaction. People and privacy. Do not upload photos of identifiable people, or of a home's occupants' personal effects, without the consent you need to do so. Nothing unlawful. Do not use the Service for anything illegal, infringing, deceptive, or abusive, and do not attempt to break, overload, or work around the limits of your plan. 4. Plans, payment, cancellation Subscriptions are billed through Stripe, monthly or yearly, in Canadian dollars or, when you choose USD at checkout, in US dollars; a subscription keeps the currency it started in. They renew automatically until cancelled. Cancel any time; access continues to the end of the paid period. Files you downloaded are yours to keep. The free tier exists so you can judge the product before paying. It currently includes three free images per account — one staged photo is one image — on watermarked previews, spent however you like: three rooms in one look, or one room in up to three looks. These three are a one-time allowance and do not reset each month. Paid plans are counted in images a month: Personal subscriptions 25, Pro subscriptions 100, Ultra subscriptions 300. Ultra subscriptions also have a daily limit of 150 images, which exists to stop a runaway batch and sits far past any working day. Free allowances may change with notice. Founding prices are exactly that: the price you sign up at is what you keep paying while your subscription stays active, and the published list price is what the plan becomes for new customers later. We may change prices with at least 30 days' notice; changes never apply retroactively to a period you have already paid for. Refunds are covered by our Refund Policy, which forms part of these terms. 5. Your content, our licence You keep ownership of the photos you upload. You grant us the licence needed to run the service: storing your photos, sending them to the AI providers listed in our Privacy Policy, generating staged versions, and hosting the pages you share. That licence exists to operate the Service and ends when you delete the content, except for any routine backup copy, which goes when that backup is replaced. Staged images generated for you are yours to use in marketing the property, with the disclosure label intact, and we claim no ownership of them. We cannot promise that AI-generated images attract copyright at all — the law on that is unsettled in Canada and elsewhere — so what we give you is an unrestricted, perpetual right to use them for that property, not a guarantee of exclusive ownership. We do not use your photos or listings to promote Sedam Staging without your permission. In return, you agree not to use the Service's output — in particular the matched pairs of original and staged images it produces — to train, fine-tune, or evaluate a competing image-generation or virtual-staging model. If you send us ideas or suggestions for the product, we can use them without owing you anything for them. We will never publish your listings or photos as an example without asking first. 6. Buyer pages Pages you share are public to anyone holding the link. You can revoke any individual tagged link, or rotate the listing link to disable every copy at once. What buyers do on those pages is summarized for you as described in our Privacy Policy; you agree not to represent that summary as more than it is — attribution of a tagged link tells you which link was used, not who was holding the phone. 7. Sarah (the AI phone assistant) If your plan includes Sarah: calls to your Sarah number are answered by an AI, recorded, and transcribed as described in the Privacy Policy. You are responsible for any call-recording disclosure your jurisdiction requires of you, and for how you use call summaries. Sarah answers and books — she does not give legal, financial, or contractual advice on your behalf. 8. Copyright complaints If you believe a photo on this Service was uploaded without the rights to do so, email miguel@sedamintelligence.com with the page or image, what you own, and how we can reach you. We acknowledge within 5 business days, and where the claim is credible we take the material down while we sort it out and tell the account holder, who can respond. Accounts that repeatedly upload other people's photos are closed. 9. Service quality and availability AI rendering occasionally fails or produces an imperfect room; when a listing finishes incomplete we say so rather than pretending otherwise, and you can re-submit. The service is provided as-is, without warranty of uninterrupted availability. We may modify features with notice where the change is material. 9a. The walls-don’t-move guarantee Every render is checked against your original photo before it is shared, and we stand behind that check. If a published render changes your room’s structure — a wall or partition added, removed or moved; a window or door added, removed or relocated; the view through a window replaced; or the room’s layout reconfigured — tell us within 30 days and your month is free: we refund or credit your current billing month and re-render the room. On the free plan, we give you one month of access to Pro subscriptions instead. If the image had already gone into your listing marketing before you told us, we also give you the next 12 months of your current plan at no charge. What this covers is structure, because structure is what misrepresents a property. It does not cover furniture, decor, styling choices, lighting mood, or small finish differences — and it does not apply to Renovation Concepts, which are permitted to change structure and are labelled and fenced accordingly. One guarantee claim per property. To claim, email miguel@sedamintelligence.com with the render — we keep every original, so verification takes minutes. This guarantee is on top of, and never limits, your rights under consumer-protection law. 10. If your use causes a claim against us If someone brings a claim against us because of what you uploaded or published — a photographer whose photo you had no right to alter, a regulator or board over an advertisement you ran, or a party to a transaction who says a render misled them — you will cover our reasonable costs and any damages arising from it. We will tell you promptly about any such claim, let you take the lead in handling it, and not settle it without asking you. 11. Liability To the extent the law allows, our total liability for any claim arising from the service is capped at the fees you paid us in the three months before the claim. We are not liable for indirect or consequential losses, or for the outcome of any listing, sale, or regulatory matter. Nothing in these terms limits liability that cannot lawfully be limited, including under consumer protection legislation that applies to you. 12. Ending an account You can cancel a paid plan any time from your account or by email. Cancelling is not deleting: pages published with paid listing access stay viewable at their current links unless you delete the project or remove access. New renders, edits, downloads and sharing use your current plan. A paid single-listing purchase keeps its own delivery rights. Files you already downloaded are yours to keep. To delete your account and its contents, email miguel@sedamintelligence.com — deletion takes effect on the schedule in our Privacy Policy and takes your buyer pages down with it. We may suspend or end accounts that break section 3 — in particular photo rights and disclosure tampering — with a warning where the breach is honest error, and without one where it is not. 13. The legal frame These terms are governed by the laws of Nova Scotia and the federal laws of Canada, and the courts there hear any dispute. Nothing here takes away a right your local consumer protection law gives you. If we disagree, email us first — almost everything is fixable in a message, and we will try for 30 days before either of us goes further. The Service links to and works with other companies' products; their terms govern their side, not ours. If a clause here is found unenforceable, the rest stand. These terms, the Refund Policy, and the Privacy Policy are the whole agreement; the date above changes when they do, and account holders are told by email of material changes.
